Exterior Inspection

Lawn condition checked - cut, edged, and maintained (no overgrowth or debris)
Exterior siding checked - power wash if needed
Mailbox inspected - clean and labeled with unit number
Trash/recycle cans verified empty and stored properly
Deck and patio checked - clean, safe, and free of damage
Walkways and driveways cleaned and safe
Outdoor lighting functional
Landscaping neat and well-maintained

Appliances

Refrigerator cooling verified (both freezer and refrigerator sections)
Water filter indicator checked - reset if needed
Water filter replaced ONLY if needed
Oven, broiler, and all burners tested - verify proper heating
Vent hood operational - test fan and lights
Microwave operations checked - heating, lights, turntable, filters
Garbage disposal functional - runs properly and not blocked
Dishwasher run through complete cycle - verify no leaks
Washer/dryer tested (if included)
All appliance manuals present and organized

Kitchen

Kitchen faucet leak-free - check spout and stem
No leaks in drain piping under sink
Drain lines checked for weak areas that might leak
Countertops inspected - no excessive chips or damage
Caulking on countertops not cracked or excessively worn
Kitchen cabinets and drawers open/shut easily and stay shut
Hot water verified at kitchen faucet
Under-sink area clean and organized
Cabinet hardware tight and functional

Keys & Locks

One master key operates all exterior doors (REQUIRED)
Rekey or replace locks to match if needed
Minimum 3 house keys provided
At least 2 garage door remotes (if applicable)
At least 2 mailbox keys (if applicable)
Rently smart lock installed and tested (if applicable)
All lock cylinders lubricated and smooth operation

Doors

Doorbell working - test functionality
Door stoppers checked - all present and in good condition
Doors inspected for damage, weather stripping needs, or painting requirements
Door operation verified - open/close easily and seal completely
All door stoppers replaced as needed

Garage Systems

Garage door operations tested - opens/closes smoothly
Lubrication applied or WD-40 added if garage door squeaks
Remote controls tested - program or replace if needed

HVAC Systems

Heating and cooling function properly - both systems tested
Filters checked for dirt - note size and replace ONLY if dirty

Dryer Vent Cleaning

Dryer vent professionally cleaned (required)
External vent cover clean and functional
Dryer lint trap thoroughly cleaned

Painting & Wall Preparation

Pre-Painting Inspection
- Wall condition assessed - identify holes, cracks, and damage
- Paint color matched to existing or approved color scheme
- Paint quality verified - use only approved paint brands and finishes
- Surface preparation completed - sanding, patching, priming as needed
- Drop cloths and protective covering installed
Wall Repairs and Preparation
- Nail holes filled with appropriate filler
- Drywall cracks repaired and sanded smooth
- Larger holes patched with mesh or drywall patches
- Damaged areas cut out and replaced if beyond repair
- All repairs sanded smooth and dust removed
- Primer applied to all repaired areas
- Caulking gaps at trim, baseboards, and ceiling lines
Interior Painting Standards
- Walls painted with approved color and finish (typically eggshell or satin)
- Trim and baseboards painted or touched up (semi-gloss white standard)
- Doors painted or touched up including frames
- Ceiling painted if showing stains, damage, or different color
- Two coats applied where needed for proper coverage
- Cut lines clean and straight at all edges and transitions
- No brush marks or roller stipple visible in final finish
- Paint coverage even with no thin spots or streaks
Special Areas and Details
- Closet interiors painted if needed
- Cabinet interiors touched up where visible
- Window sills and trim painted or touched up
- Light switch and outlet covers removed, painted behind, and reinstalled
- Bathroom and kitchen areas painted with appropriate moisture-resistant paint
- Stair railings and spindles painted or stained as needed
Exterior Touch-Up (if applicable)
- Entry door and trim touched up or repainted
- Shutters and exterior trim touched up where needed
- Siding spot repairs painted to match
- Deck railings and trim stained or painted as needed
Post-Painting Quality Control
- Final inspection completed in good lighting conditions
- Touch-ups completed where needed
- Paint drips and overspray removed from all surfaces
- Hardware reinstalled properly (switch plates, outlet covers, fixtures)
- All painting debris removed and disposed of properly
- Paint cans and materials stored or disposed of according to regulations

Paint Standards & Guidelines:

Standard Colors: Use only approved neutral colors (check with office for color palette)
Finish Requirements: Walls - Eggshell/Satin, Trim - Semi-Gloss, Ceilings - Flat/Matte
Quality Standards: Premium paint only (Sherwin Williams, Benjamin Moore, or approved equivalent)
Coverage Requirements: Minimum two coats on all surfaces unless one coat provides complete coverage
Professional Standards: All work must meet professional painting contractor standards

Professional Cleaning Requirements

Kitchen Deep Clean
- Counter tops and backsplash cleaned and sanitized
- Sinks and fixtures cleaned and polished
- Inside & outside of cabinets and drawers cleaned thoroughly
- Outside of large appliances cleaned and polished
- Inside of microwave, refrigerator, and oven deep cleaned
- Stove top cleaned and degreased
- Move stove and clean behind/around (required for move-out cleaning)
- Move refrigerator and clean behind/around (required for move-out cleaning)
- Dusting completed - all surfaces, ledges, baseboards
- Interior glass, blinds, ledges cleaned
- Hard surface floors swept and mopped
- Carpets and rugs vacuumed
Bathroom Deep Clean
- Showers and bathtubs deep cleaned and sanitized
- Toilets cleaned inside and out and sanitized
- Counter tops cleaned and polished
- Sinks and fixtures cleaned and sanitized
- All mirrors cleaned spotless
- Inside & outside of cabinets and drawers cleaned
- Dusting completed - light fixtures, vents, baseboards
- Interior glass, blinds, ledges cleaned
- Hard surface floors swept and mopped
- Carpets and rugs vacuumed
Laundry Room Clean
- Flooring cleaned in and around appliances
- Appliances cleaned interior and exterior
- Dryer lint trap cleaned thoroughly
- Behind/around appliances cleaned
Bedrooms and Common Living Areas
- Light fixtures and ceiling fans dusted
- Cobwebs removed from all areas
- Blinds cleaned thoroughly
- Interior glass cleaned - windows, doors, mirrors

- Doors and door frames cleaned (including glass/French doors)
- Baseboards cleaned throughout

- Garage cleaned out completely - all debris removed
- Garage swept thoroughly
- Cobwebs removed from all areas
- Oil stains treated if present
Professional Carpet Cleaning
- Professional carpet cleaning completed (required)
- Carpet cleaning receipt obtained and filed
- All carpeted areas cleaned including stairs and closets
- Stain treatment completed where needed
- Carpets fully dry before final inspection
